York Street is a Class A office building located in downtown Toronto, constructed in the 1980s. A restoration program was initiated to maintain the building envelope in serviceable condition. A detailed façade assessment was carried out from a swing stage to better understand the building envelope system. The building envelope consists primarily of a unique ‘flush glazed’ curtain wall system and incorporates the façade of a heritage structure that previously occupied the site.
A 10-year capital plan outlining the maintenance of the building envelope was developed, with a focus on preventative maintenance and minimizing future repair work beyond this time horizon. The restoration program involved the rehabilitation of the curtain wall assembly, including the selection of a custom gasket system, replacement of sealant, localized repairs to the granite cladding, and restoration of the limestone, brick, and sandstone masonry that make up the heritage structure.
Bid documents were prepared and issued to several restoration contractors in a competitive bidding process. The bid documents were sensitive to the heritage status of the building and were reviewed and approved by the City of Toronto Heritage Preservation Services. Contract administration services continue to be provided throughout the construction phase.
