Class 1 Reserve Fund Study

Engineering Link was retained by Crossbridge Condominium Services on behalf of TSCC No. 2031 to perform a comprehensive reserve fund study.

TSCC No. 2031, constructed circa. September 30, 2009 is a residential condominium located on the east side of Bayview Avenue and north of Sheppard Avenue, consisting of 443 units and 15 storeys, with the first floor used for commercial purposes and 4 levels of underground parking garage. The common element amenities for this condominium consist of, but are not limited to, an indoor swimming pool, sauna, gym/exercise room, common rooftop deck, media room/cinema, meeting room and guest suites.

For this study, we determined the reserve fund requirements for this complex in accordance with Part IV of the Condominium Act, 1998, Ontario Regulation 48/01. The following building systems were assessed:
