Engineering Link provided building envelope and roofing consulting services for 1 City Centre Drive, a commercial office tower in Mississauga, ON, managed by GWL Realty Advisors. The scope included roof condition assessments, capital planning for curtain wall and roofing systems, and structural evaluations of the parking garage, plaza deck, and loading dock retaining wall. Engineering Link’s work supported long-term asset management strategies and informed necessary repairs and rehabilitation efforts.
Roof Condition Assessment & Capital Plan: The high-level flat roof, estimated to be 35 years old, was believed to be original. The main roof consists of an inverted roof assembly with an asphaltic built-up membrane, ballasted with stone. The 4th-floor terrace roofing had been recently replaced, while the penthouse retained its original metal roof.
A detailed roof assessment included exploratory test openings to determine moisture presence beneath the membrane and assess the bond, flexibility, and condition of the roof system. The penthouse metal roof was also evaluated. The findings informed a comprehensive report outlining recommendations for repair or replacement, with cost estimates.
Curtain Wall & Roofing Capital Plan: The exterior cladding consists of a four-sided capped curtain wall with glass spandrel panels. A vertical band of curtain wall with larger vision areas and metal spandrel panels spans the full height of the north and south elevations above both main entrances. The lower three floors are clad in limestone surrounding punched openings with curtain wall-style windows.
GWL Realty Advisors required a detailed asset management capital plan covering the aluminum-framed curtain wall, 17th-floor water penetration issues, and stone cladding elements.
