Window and Wall Repairs

This 8-storey building was constructed in the 1930s. A detailed investigation was carried out to understand the condition of the heritage wood windows and typical construction of the building envelope. The investigation included exploratory openings, drawing review and review of various as-built details to verify building code compliance. Recommended repairs included removal and replacement of all windows and extensive repairs to the exterior concrete walls.

The replacement program aligned with heritage preservation board requirements. The repairs included new details such as metal flashing with drip edges at the window sills to redirect water runoff from the exterior walls. Quality assurance measures included standardized water testing of select windows in accordance with ASTM E1105.

A construction plan was developed to achieve the requirement of maintaining the building operational during this extensive repair program. The windows are large and must be vacated from the wall opening for an extended period thus requiring the installation of a temporary interior barrier for safety and weather protection.
