Façade Remediation
Constructed in 1981, this Class B office building offers approximately 92,500 square feet of total office space across four floors, with a typical floor size of 24,138 square feet.
A comprehensive investigation was conducted to evaluate the condition of the aluminum windows and precast concrete wall panels of the building. The assessment targeted chronic issues of water penetration, inadequate thermal insulation, and excessive air leakage, which compromised energy efficiency and occupant comfort.
Following the investigation, a detailed Bid Package was prepared, including technical specifications and drawings for the replacement of windows and the rehabilitation of the precast concrete wall panels. The proposed design prioritized improved energy performance, water resistance, and long-term durability of the building envelope.
Field testing was carried out to assess the air leakage characteristics of the existing windows, followed by additional testing after the installation of the new assemblies. This comparison quantified the improvements in air tightness and provided a reliable estimate of energy savings resulting from reduced air leakage. Contract administration services were also provided to ensure all construction activities aligned with the specified design intent and performance standards.
