Constructed in 1979 and renovated in 1996, the 3-storey building contains an approximate building area of 200,000 sf. The building components reviewed included Building Envelope and Building Structure. The report was required for capital costs.

Casino Niagara – Building Condition Assessment

Project Scope:

Engineering Link was retained to conduct a comprehensive condition assessment of both the building envelope and structural elements at Casino Niagara. This assessment focused on evaluating the integrity and performance of the building’s glazing systems, exterior cladding, structural components, and the underground parking structure. The goal was to provide actionable insights for maintenance, repair, and future capital planning.

Building Envelope:

The assessment identified significant areas requiring attention, including approximately 74 failed glazing units in the curtain wall at the east atrium, with active water leaks noted. The Exterior Insulation and Finishing System (EIFS) exhibited various deficiencies, such as split panels, damaged insulation, and deteriorated weather seals, which were recommended for short- and long-term repairs. Additionally, recommendations included applying an elastomeric coating to minimize future maintenance and replacing existing gypsum board at the entrance canopies with a more durable material.

Structural Elements:

The building structure primarily consists of concrete slab-on-grade for the lower levels and suspended floors framed with steel and concrete slabs. Key issues included localized corrosion of exposed structural steel elements and cracking in the Level 1 slab-on-grade at the loading dock, attributed to shrinkage and wear. Remedial recommendations were provided for cleaning and repainting corroded elements and installing guardrails on roof platform catwalks to ensure compliance with the Ontario Building Code.

Outcomes:

The assessment provided the client with a detailed overview of the current building condition and developed both short- and long-term maintenance plans, including the estimated costs for repairs. The report enabled effective capital planning for the upkeep and refurbishment of the facility, ensuring ongoing safety and performance.
