Infrared thermographic scans of the exterior walls and roof assemblies at:
21 Melinda Street (Commerce Court East)
25 King Street West (Commerce Court North)
30 Wellington Street West (Commerce Court South)
199 Bay Street (Commerce Court West)
Scans were performed in accordance with ASTM E1186-17 under induced pressure differentials to evaluate air leakage pathways, thermal bridging, and potential moisture ingress. Imaging was completed under both positive and negative pressure conditions using blower door equipment and calibrated infrared cameras.
Thermal anomalies were detected at several transition areas, fenestration interfaces, and parapet terminations. Recommendations included selective disassembly of identified locations, glazing retrofit options, and deferred roof scanning under elevated surface temperatures to assess latent moisture presence within the assembly.
Individual building reports include thermograms, isotherm analysis, and recommendations to inform targeted enclosure remediation and optimize thermal performance.
