A comprehensive building envelope upgrade was completed at the Humber College Centre for Skilled Trades, located at 110 Carrier Drive in Toronto, Ontario.

The project focused on improving the performance and durability of the facility’s envelope systems. The replacement of the aging roofing system became the starting point for the envelope upgrades and Engineering Link worked with Humber to allow for a phased approach to the building envelope upgrades. This included design of the roof parapet flashing to accommodate the future overcladding and temporary insulated closures at window perimeters to allow for future tie in of the overcladding with the new windows.

The scope of services included condition assessments, energy modeling, design and bid document preparation, tendering, and full contract administration. A 4-ply built-up roofing system with increased insulation to meet current energy targets was selected to address durability and performance requirements.

Existing windows and entrance systems were replaced with thermally broken curtain wall systems incorporating triple glazed insulating glazing units to improve energy efficiency and occupant comfort. The existing entry doors and vestibules were also upgraded to meet current barrier free requirements.

Exterior wall enhancements included evaluations of full overcladding versus targeted EIFS banding to improve thermal performance, along with sealant replacement at panel joints and transitions. A full overcladding of the building was chosen using a high impact EIFS system. This covered the existing bush hammered fin precast concrete panels, providing a clean modern look for the building

The result is a fully modernized building envelope that aligns with Humber College’s Sustainability Plan and supports long-term operational efficiency.
