We developed schematic design documents for two foundation options: conventional construction with a drained weeping tile system and watertight “tanked” construction, accommodating varying site conditions.

For the chosen foundation approach, we provided detailed design development and contract documents, addressing critical structural elements such as wall and column placement, floor structure depth, and lateral load resisting systems. These documents were prepared for permit, tender, and construction, ensuring coordination with architectural, mechanical, and electrical designs. We also provided contract administration services, including shop drawing reviews, construction reviews, and the creation of as-built drawings, ensuring the project’s structural integrity.

Additionally, we addressed a significant design revision to align the second-floor levels, requiring modifications to the structural contract documents. This involved attending bi-weekly meetings and ensuring the revised drawings were suitable for permit, tender, and construction. Our services consistently focused on delivering structurally sound and code-compliant designs, adapting to evolving project requirements.
