Constructed in 1960, the commercial property has a gross floor area of approximately 92,000 sf in 12 storeys.
In accordance with the Standard Guide for Property Condition Assessments (PCA) ASTM E2018-15 we will review and report on the following:
Site Pavement/Parking
Building Structure
Building Envelope and Roofing
Mechanical and Electrical Systems (non-specialist review)
The scope of work included:
Interviews with property management and maintenance personnel, to gain knowledge of the building.
Review of available construction drawings, specifications, engineering reports, maintenance records, and other information pertaining to the property.
Visual site reviews, both general and concentrating on areas, which may represent potential performance problems. This site review does not include dismantling of any existing finishes, building assemblies or mechanical/electrical equipment.
A report outlining a general description of the systems examined and a professional opinion regarding the property’s current physical condition and recommended repair and replacement costs.
