Constructed in 1960, the commercial property has a gross floor area of approximately 92,000 sf in 12 storeys.

In accordance with the Standard Guide for Property Condition Assessments (PCA) ASTM E2018-15 we will review and report on the following:

  • Site Pavement/Parking
  • Building Structure
  • Building Envelope and Roofing
  • Mechanical and Electrical Systems (non-specialist review)

The scope of work included:

  • Interviews with property management and maintenance personnel, to gain knowledge of the building.
  • Review of available construction drawings, specifications, engineering reports, maintenance records, and other information pertaining to the property.
  • Visual site reviews, both general and concentrating on areas, which may represent potential performance problems. This site review does not include dismantling of any existing finishes, building assemblies or mechanical/electrical equipment.
  • A report outlining a general description of the systems examined and a professional opinion regarding the property’s current physical condition and recommended repair and replacement costs.
