NWH Properties REIT Canadian Portfolio

Prime Consultant for the Property Condition Assessments of 55 buildings across Canada, including Ontario, Quebec, and Western Provinces. The project included assessments of building envelope, roofing, site pavements, parking garages, structural elements, mechanical and electrical systems, and compliance with AODA standards for 26 buildings in Ontario. The assessments provided a comprehensive evaluation to support long-term maintenance and investment planning.

Bankers Hall Complex

The Property Condition Assessment for the Bankers Hall Complex overed various structures, including the East and West Towers, Hollinsworth Building, Retail Podium, +15 bridges, and underground parking. The project involved a thorough review of construction documents, visual inspections, and interviews with property management to document existing conditions and prioritize recommended actions over a 10-year evaluation period. The assessment focused on building envelope, structural elements, and roofing systems to ensure long-term durability and functionality.

Centennial Place

Property Condition Assessments for Centennial Place, comprising two office towers located at 645 7th Ave. SW and 635 8th Ave. SW in Calgary. The assessments covered a comprehensive review of the building envelopes, roofing, site pavements, and structural elements. The process included visual inspections, analysis of construction documents and maintenance records, and interviews with property management to evaluate the current conditions of the properties. Based on these evaluations, recommendations were made for repairs and future investments to guide maintenance strategies and ensure the long-term performance and safety of the buildings.

Casino Niagara

Building Condition Assessment for the 200,000-square-foot Casino Niagara facility, originally built in 1979 and renovated in 1996. The assessment focused on evaluating the building envelope and structural components to support capital cost planning. This effort was part of ongoing initiatives to ensure the facility’s continued functionality and safety.

10 Old Mill Trail

Reserve Fund Studies included site visits, building envelope assessments, parking garage evaluations, and reviews of mechanical and electrical systems. The Class 3 study aligned with the Condominium Act, providing revised financial and expenditure cost information without requiring a new site inspection.

Uptown Residences

The 48-storey residential building was completed in 2011 and has experienced water leaks following rain events causing interior damage to many of its suites. An investigation was carried out of the curtain wall construction and of the waterproofing systems at the building’s many terraces. The cause of the water leaks was determined, and a recommended repair strategy was provided

Elmsthorpe Avenue

The 5-storey building, built in 1982, comprises 15 units and an underground parking garage. The RFS evaluated the building’s structure, envelope, life safety systems, interior finishes, HVAC, plumbing, electrical systems, and site elements to support future maintenance and repair planning.

Arc Condos

A comprehensive reserve fund study was completed for TSCC No. 2031 at 2885 Bayview Avenue, a 15-storey residential condominium with commercial space, underground parking, and amenities. The assessment reviewed all major systems—structure, envelope, interior, and mechanical—to determine funding requirements in accordance with the Condominium Act.

Canada Life Campus

Building condition assessments for the Canada Life Campus in Toronto, covering multiple locations: 180 Queen Street W, 180 Simcoe Street, 190 Simcoe Street, and 330 University Avenue. The project also included a comprehensive replacement of exterior sealants at 190 Simcoe Street to mitigate air leakage and enhance water penetration resistance. The assessments prioritized maintaining the heritage value of the properties while ensuring their structural integrity and weather resilience.

170 University Avenue

Property Condition Assessment for the 12-storey commercial property at 170 University Avenue, built in 1960. The assessment, following ASTM E2018-15 standards, evaluated the building envelope, roofing, site pavements, parking facilities, and mechanical and electrical systems to guide maintenance strategies and capital planning.

Bay Adelaide Centre

Conducted a condition assessment of a commercial office property comprising two buildings and a concourse, with a total gross floor area of 2.24 million square feet. The property also features four levels of underground parking, accommodating 1,100 stalls.
